Strata Titles for Taman Flora Indah Still Await Technical Clearance

KUCHING – The issuance of strata titles for the Taman Flora Indah housing project remains unresolved as the development is still undergoing technical procedures, specifically the Type B Survey (Stage 2).

This matter was raised during the Sarawak State Legislative Assembly (DUN) sitting, where Deputy Minister of Urban Planning, Land Administration and Environment Datuk Len Talif Salleh provided updates on the progress.

Len Talif explained that the Type B Survey for Taman Flora Indah 2, covering Lot 3848 Block 128 of the Kuching North Land District, has already been submitted by the appointed consultant.

The Land and Survey Department is currently reviewing the documentation to ensure compliance with technical requirements.

“For Taman Flora Indah 2 involving Lot 3848 Block 128, Kuching North Land District, the Type B Survey has been received from the consultant and is currently under review by the Land and Survey Department,” he said in response to a question raised by Batu Kitang assemblyman Datuk Lo Khere Chiang.

He further clarified that Taman Flora Indah 1 and Taman Flora Indah 3 are also at the same stage of the process.

Both projects, involving Lot 3847 and Lot 3849, respectively, are undergoing finalisation by the survey consultant before they can move forward.

The Deputy Minister noted that delays in the issuance of strata titles often stem from technical compliance issues, which require thorough checks to ensure accuracy and adherence to the Strata Subsidiary Titles Ordinance 2019.

He emphasised that the government has been working to improve coordination between developers, consultants, and regulatory bodies to streamline the process.

During the assembly session, Len Talif highlighted that the government has introduced several proactive measures to address these challenges.

These include regular engagement sessions with developers, technical briefings, and closer monitoring of submissions to ensure that strata schemes are completed in line with legal and technical standards.

He added that while the process may appear lengthy, it is necessary to safeguard property owners and ensure that developments meet all statutory requirements.

The issuance of strata titles is a critical step for homeowners, as it provides legal recognition of ownership and facilitates transactions such as sales, financing, and inheritance.

The matter was raised during the second day of the First Meeting of the Fifth Term of the 19th Sarawak State Legislative Assembly.

In addition to the questions on Taman Flora Indah, several other queries related to strata title issuance in different constituencies were tabled. However, time constraints prevented all questions from being addressed during the oral session.

The government’s commitment to strengthening the strata title system reflects broader efforts to enhance urban planning and property administration in Sarawak.
